Option # 1

Me and nick worked on this option all day Saturday and bellow a little synopsis of the design:
So this option is about expanding the current storage (image 1). One storage is wider and the other is longer, the longer shed can store tools in shapes like shubles, the wider one store more of the refrigerator and mechanical tools, as they require more space and also a wider door, which can also serve as a wayfinding tool for the passerby (image 3). bringing light in also potially creates an experience with the ramp, where as the person goes up they can see into the storage shed, which also serves to bring in light into the storage (image 2).

The color pink stays, and is spred throughout the window frames and the temporary storage in the back (image 4). The idea is the all sides can take advantage from this colorful play aestetically and create some consistency all around.

Hope you guys like it!! comments welcome :)

Rick Lamb's advice on site analysis 09-18-11

To all - some considerations for site evaluation:
General neighborhood
Streets adjacent to project - major, minor, neighbor or through, what kind of lighting, utilities,
     Street trees
Views into from the site. - important? Minor?
Type of neighborhood - condition? Residential, commercial? Ethnicity? Height of buildings
      Who are neighbors to project
Where are the property lines, is and shared
Are there easements through the property that would effect the project
Access to project - open, fenced, seating, deliveries for where, services to and from like
     garbage and recycling?
Materials of the site - types of paving, railings, lighting, benches, seating, buildings and use
Circulation within the site - how des the garden and shed(s) function
Plant material on site - types of trees and size and their impact regarding shade, roots
  Storage of materials on site?
Utilities to and where on site
Various uses on site - gardening, entertaining, gathering, storage, seating, etc
Grades - because the site is relatively flat try to determine grades in the vicinity of the
Shed in 4 or 6 " contours/ elevations. Perhaps 1' elevations beyond.  You might make the
Plan at 1/8" scale for the shed area.  1"=10'0" for the balance of the plan. You might want to
set the existing concrete floor of the shed as elev. 0 check to be sure it is
     approximately level.
Subjective notations
What do you like not like
What are you initial reactions and ideas - sketch words photographs etc
Client
What do their want - is their program clear, conflicting?
What is missing. What information do you need

I hope this helps as a check list - we assume you will add to this
Call or email if you have questions comments before Friday so your time s not lost.

Best. Rick Lamb

Meeting with Client 09-09-11

GOAL of Gardens for Charlestown:
Create community AROUND THE ACTIVITY OF gardening.

SITE
Land taken by city in 1980's.
A neighborhood OF HOUSES WHICH HAD BEEN ON THE SITE  WAS demolished TO MAKE WAY FOR A PROPOSED NEW HIGH SCHOOL.  SOMERVILLE POPULATION STARTED SHRINKING WITH CLOSING OF THE NAVY YARD AND GENERAL DECLINE OF MANUFACTURING IN THE REGION. SO NEW HIGH SCHOOL PROJECT ABANDONED.
Land sat vacant-
STUDENTS FROM THE EXISTING high school (THAT WAS SUPPOSED TO BE REPLACED BY A NEW BUILDING ON THE SITE) helped CLEAR THE SITE WHICH WAS JUST A HEAP OF RUBBLE, around 1985.

START OF COMMUNITY GARDENS
-   GARDENERS WERE ESSENTIALLY Squatters.
o   bought land from BRA - FOR ONE DOLLAR
o   FORMAL GARDEN ORGANIZATION FOUNDED -2001 (?)
o   CITY CONTRIBUTION (BROWNE FUND) Fenced Sides-Open Front
63 Garden plots
o   Tools and water SUPPLIED IN SHED. GARDENERS PAY FOR UTILITIES
- ANNUAL "MEMBERSHIP" FEE FOR USE OF GARDEN PLOT AND PARTICIPATION - PURPOSEFULLY really affordable (NOT A "CLUB")
o   20 APPLICANTS ON waiting LIST- about 5/year WAIT - ALMOST NOBODY GETS  rejected.  ONLY NOT USING YOUR PLOT AND NOT DOING 10 HOURS COMMUNITY WORK GETS YOU REMOVED FROM MEMBERSHIP.

THE Shed
o   UtilitIES HOUSED - BUILT FROM "FOUND"  materials
o   ARCHITECT/DESIGNER=Miguel GOMEZ-IBANEZ,.  LINK: THEN wife-A Founding Member
o   UTILITIES: water, METERED in the foundation OF THE SHED, BELOW FLOOR
o   BUILT ON THE Lot line (NOW ILLEGAL, NEEDS SIDE YARD, OR BACK YARD SET-BACK)

ALSO A Good PLACE to Relax -
- GARDENERS WELCOME USE BY LOCAL COMMUNITY (HELPS WITH POLICING TO HAVE CONSTANT USERS PRESENT.

BRA Agreement
o   Need to approve everything, BRA HAS JURISDICTION OVER THIS KIND OF COMMUNITY USE, AND RESTRICTIONS EXIST IN THE DEED OF OWNERSHIP
o   INCONSISTENCIES WITH CURRENT REGULATIONS WILL PROBABLY BE "GRANDFATHERED"(ALLOWED EVEN THOUGH IN VIOLATION)  from set back
o   Process with organization -  WILL NEED APPROVALS FROM:
  - GARDENERS' ORGANIZATION
  - BRA
  - LOCAL COMMUNITY ORGANIZATION
  - CITY BUILDING DEPARTMENT (BUILDING PERMIT, CERTIFICATE OF OCCUPANCY?)
  - CITY OFFICE OF HANDICAPPED AFFAIRS?
  - STATE HC OFFICE?
  - WHO ELSE HAS JURISDICTION? NEEDS TO SIGN OFF?

o   GasOLINE, MACHINERY MAINTENANCE TOOLS
o   Snow Blower

o   Events & SHORT TERM Storage

Green house
-  GARDENERS USE FOR STARTING, INDIVIDUAL PROJECTS
-  POORLY MAINTAINED, NO OVERSIGHT

AVAILABLE FUNDING SOURCES
-  "Mitigation" MONEY:
ALLOCATED FROM "BIG DIG" (CENTRAL ARTERY RELOCATION) - FEDERAL/STATE FUNDS TO OFFSET DISRUPTIONS AND NEIGHBORHOOD IMPACTS CAUSED BY CONSTRUCTION OF MAJOR INFRASTRUCTURE PROJECTS
o   Opportunity for handicap accessible gardens
o   raised planting beds
o   with input FROM SPAULDING REHAB HOSPITAL (THE MAJOR REHABILITATION HOSPITAL IN GREATER BOSTON) (BEING RELOCATED TO CHARLESTOWN FROM NORTH END)

PROGRAM ISSUES - THINGS TO BE ACCOMPLISHED:
o   Water pooling - NOT DRAINING FROM IN FRONT OF SHEDS, STUDY DRAINAGE PATTERN
o   ramp - CLEAR, LEGAL HC ACCESS FROM SIDEWALK ONTO AND THROUGH SITE TO HC PLANTING BEDS AS WELL AS SHEDS, PUBLIC COMMUNITY AREAS (BUT NOT ALL OTHER PLANTING BEDS).
o   Light standards - WHAT TO DO WITH OLD LAMP BOTTOMS?  HOW IS SITE ILLUMINATED AT NIGHT?
o   Water lines SERVING PLANTING BEDS (Roberta's husband laid out. DOES THE ORGANIZATION need to blow OUT WATER AT END OF SEASON TO PROTECT FROM FREEZING?)

Adjacent Fire House
o   FUNCTION RELOCATED IN NEW FIREHOUSE ON DIAGONAL CORNER Moved to other corner
