Responses to comments


You must be able to answer the following questions convincingly next week:

How will you handle the electrical and water supplies and meters?
A water collector will be placed in the right side of the shed as well as the electrical meter, if possible. The question that we had was the approximate cost of relocating the electrical meter. and if not able to relocate can we box it and leave it were it is, or even move it a little bit to the left of where it is now.

Is the existing lattice shed (plant shed) being moved or is your plan to build a new one? (I suggest that we propose a new structure, but you will need a design!)
We were thinking of the same lattice shed, but just raising it, and making it face the sitting area.

Do you enter the garden through the shed?
No, people enter the garden through the ramp.

Is that a new fence between the handicapped accessible area & garden?
No fence, that area is the material that is going to be poured in order to make it handicap accessible.

What is the material for the handicapped accessible area? Concrete? Brick pavers? Concrete pavers? Stone dust?
Permeable paving, bellow what it looks like and some websites with information about this material. The method of paving allows flow of water through it, so prevents water puddles from happening. This system also prevents the concrete from cracking, is also maintenance free, easy to install, resistant to chemicals, and environmentally friendly.

How they get the snow blower out? Do they use the single swing door at the HP access area?
They can use the double sliding doors.


How would this work if the existing ramp was to remain but the shed was moved to the proposed location?
The circulation of the space will suffer. The reason we liked this idea was because the circulation of the space is very clear and things are not conflicting with each other, as of right now.

Where did the sliding barn doors go? If you keep the swing doors you might want to consider moving off center to avoid conflict w/ the planting bed.

What happens too or how do you resolve the trellis along the backwall of the upper area? Does it turn and create a gateway / opening from the top of the ramp to the brick patio?
We haven't talked about this much but we feel like it will stay the same.

How long is the ramp? 1:12 slope, so if the elevation change is 30" it = a 30' ramp. Longest run without at level landing is 30'. You need to be able to definitely answer the elevation change and how it affects the length of the new ramp. If you go with a slope of 1:20 then you need a ramp 50' long with a 4' level landing, but you can remove the railings.
the slope is 1:12. so far is a 2 feet tall and 24 inches long ramp.

    I suggest that we propose building a little kiosk structure to house the electric meter and the water service meter.

    You should consider suggesting that they build a new structure. I assume that you intend on putting it where the existing pine tree will be removed. It would less expensive to build and new structure with a wood floor than fill the area and install new brick pavers to match the existing patio.

    The heaviness of the line on the drawing makes it read like a wall or fence. Try lightening it up or don't even draw a line. Let the change in the way you render the materials create the visual boundary

    This is NOT a maintenance free material. As a matter of fact it requires alot of maintenance. Dirt and sand will fill the pores in the material within a short period of time and ut will lose its permeability. They have to vacuum it to get the sand and dirt out of the holes. When I sat on the Plymouth Zoning Board we researched the product since a lot of developers wanted to use this. They told use that it was great and was a proven product. We spoke to several towns that allowed its use and they told us that it didn't perform as advertised. We only let proponents use this material as long as they submitted a maintenance plan and created an escrow account to covered the costs of yearly maintenance.

    Good, but you will really need to be passionate about these moves and really sell it. This something that I'm sure they never considered and it will be surprising to them to see. It also will require a much greater investment in dollars and time on their parts.
